Your Role and Responsibilities
IBM manages one of the largest Data Center real estate portfolios in the industry. This is an opportunity to influence, optimize and support IBMs business transformation from the Enterprise to the Cloud. This position is a key leadership role in the IBM Real Estate organization with substantial engagement of internal and external professionals.
The position is located in Raleigh NC or Armonk, NY and we are not offering relocation for this role.
Must have the ability to work in the US without current/future need for IBM sponsorship
Lead the RESO Center of Excellence (CoE) for the Global Data Center leasing process; working closely with IBM real estate professionals, internal business unit customers (GTS, Cloud), other support groups, real estate brokers, and Data Center suppliers / developers.
Ensures all leasing execution is consistent with IBM’s Global Data Center Strategy. Critical issues / opportunities and solutions should be identified early in the process and communicated to the appropriate stakeholders.
Provide business and technical guidance on data center leasing projects to meet the cost and technical objectives; support customer proposal responses and new client transactions providing effective solutions from initial development through pricing and real estate approvals.
Be the RESO global focal point for Corporate acquisitions / divestitures involving data center real estate commitments; support Corporate Business Development and involved business units to drive compelling IBM business terms and financials.
Lead and improve IBMs Cloud real estate. Facilitate the lease renewal process and recommend actions that optimize cost and capacity. New capacity expansion should consider a broad array of real estate options (lease, build to suit, IBM build) to drive cost competitiveness.
Support the development of Data Center Information Technology tools and metrics for the leasing process.
Required Professional and Technical Expertise
A minimum of 5 year’s experience in real estate leasing transactions
Experience working in the Data Center real estate market
Demonstrated business case and financial analysis skills
Knowledge of Data Center operations
Strong Communication skills
Ability to work in cross functional and geographic teams
BS/BA in engineering, business, or real estate related field
